Timnath Reservoir Boating Program Restarted

Timnath to Pilot Boating Program Soon

August 6th, 2013, Timnath, Colo – Get your boats ready! After being idle for several years, the Town of Timnath plans to restart a boating program on Timnath Reservoir. The Town is planning to pilot a program yet this year. The program will include the opening of a park facility on the south end of the Reservoir and the use of lower impact boats such as kayaking and sailing. The Town plans to expand and grow the program next year to more aggressively use the surface of the Reservoir. While the exact plans for future use have not been finalized, water-skiing, wake-boarding, boating, etc. seems imminent.

“It is great to see that the Town of Timnath is putting the Reservoir to use,” said Gary Hoover, Development Manager of WildWing. “It is a great asset and amenity to the Town of Timnath and WildWing residents. County Road Repairs Scheduled

The Town of Timnath will Complete County Road Repairs in September

August. 6th, 2013, Timnath, Colo – The Town of Timnath has plans to complete repairs to County Line Road or County Road 13 in September. After an abnormally wet spring and summer, the County Road has been damaged in a number of places. The Town plans to put a 4-inch thick asphalt layer on the County Road, which should be more than sufficient to keep the road in good condition for years to come. In addition to these short-term improvements, the developer of WildWing will pave the County Road from County Road 40 on the south end to the north end of the subdivision. This over 1-mile of paving is planned to take place with the development of the second phase in WildWing.

Regional Park to be Open by Summer 2014

June 20th, 2013, Timnath, Colo – The Town of Timnath plans to have the Regional Park, adjacent to the WildWing subdivision, open by Summer 2014. This summer the field has been seeded and weeds removed. It is beginning to look like a park. The Town is beginning the park with three new soccer fields and will expand the park’s uses over time. This park will create a great amenity for the Town of Timnath and WildWing residents. The park is located in the northeast corner of the subdivision. Ten large lots (2/3 acre lots) in the first phase will back to the park and additional lots in the second phase will also back to the park.

June 6th, 2013, Timnath, Colo – The combination of  never being sprayed until 2013 and the waterfront property created an excess of mosquitos at WildWing early this summer. However, the developer has responded aggressively, having Colorado Mosquito Control spray 5 times this summer. “The mosquito population is now under control and homeowners should now be able to enjoy being outside in peace,” said Gary Hoover, Development Manager. “The Town of Timnath is now taking over responsibility of spraying and will continue to control the population.”

Can I choose my own custom homes builder?

You may choose your builder if you purchase one of the lakefront lots designed for custom homes. Hartford Homes Inc. will be building the patio homes, and if you select an interior lot, you may opt to use any of the three local builders chosen to build custom homes on those lots in WildWing.

Do residents have access to the reservoir?

Yes. The Town of Timnath controls the surface rights to the reservoir and currently is piloting a boating program and will expand the program in 2014.

What is the plan for trees along the lake?

The developer plans to remove selected trees that interfere with view corridors or lack character.

 WildWing Site Improvements to Begin in April

Mar. 27, 2012, Timnath, Colo – Hartford Development Corp., the developer responsible for the revitalization of the WildWing new home neighborhood in Timnath, will begin making site improvements in April to prepare for home construction.

“We want the look and the feel of the neighborhood to equal the extraordinary setting,” said Gary Hoover, president of Hartford Development. “By the end of June, WildWing will look completely different from the way it does now, mirroring the impressive views of the lake and mountains.”

Hoover said the first project will be resurfacing Latham Parkway (Larimer County Road 1), the access road to the neighborhood. Construction of stone entry signs will begin in April as well. In May, landscape installation will begin at the north and south entries, the neighborhood park, and the cul-de-sac islands. Construction on a stone pump house at the ponds near the north entry will also begin in May. The playground in the neighborhood park will be installed in June.

While these main projects are underway, crews will also be working to repair streets, sidewalks, light fixtures, street signs, and other features that are already installed but have suffered neglect during WildWing’s dormancy.

“We have several people already interested in purchasing lots. By the time they’re ready to start building this summer, WildWing will be polished and ready to be the backdrop for their dream homes,” Hoover said.

WildWing Takes Flight Once Again


Feb. 21, 2012, Timnath, Colo. – WildWing, a 282-acre new-home neighborhood on the eastern shore of Timnath Reservoir that has been lying mostly dormant for the last four years, has been purchased by Hartford Development Corp. of Windsor.

Lakefront Living at WildWingTwo homes were built within the highly anticipated WildWing neighborhood on the eastern shore of Timnath Reservoir with the large lots and mountain and lake views before the economic downturn created financial difficulties for the original developer and construction temporarily ceased.

Now Gary Hoover, president of Hartford Development, and a local team of investors is ready to begin making infrastructure improvements, including building a neighborhood park and trail system, landscaping, and installing a non-potable irrigation system, plus new entry monumentation and street improvements, so construction on new homes can begin as early as May.

“We are very excited to have worked together with Gary Hoover to give WildWing a new set of wings and energy that is also aligned with Timnath’s vision,” said Timnath Mayor Jill Grossman-Belisle. “We’re happy to see the project moving ahead, and we look forward to continued discussions on how we may work together through a private/public partnership to potentially enhance the recreational opportunities for our community as identified through our Parks, Recreation, Open Space and Trails Master Plan.”

With 2.5 miles of lake frontage, Hoover believes WildWing offers homesites that are unlike those available in any other new-home neighborhood in the area. “The lots for our single-family homes are all two-thirds to one acre, giving homeowners plenty of elbow room, and most of the homes will have a view of the mountains or the lake, or both,” he said. “We’ve got plenty of open space that the birds and wildlife enjoy, plus, we’re located within the Poudre School District, which is desired by many families.”

The location of WildWing, two miles east of I-25 and two miles north of Harmony Road, makes it an ideal setting for those wanting quiet, lakeside country living that’s still close to schools, work, shopping, and other city conveniences.

Reservations for the one-acre lakefront lots at WildWing are currently being accepted by Hartford Development. The single-family homes and patio homes on the interior lots will be built by local builders to be selected by Hartford, with construction on spec homes expected to begin within the next few months.
